What We Handle
Permit requirements, submission systems, and review procedures vary among Florida jurisdictions. Keeping track of which department wants what, and in what order, is a job on its own.
That job is ours. You send us the project. We help identify the jurisdiction, application requirements, and documents commonly requested for the project, assemble the application package from the materials you provide, submit it to the appropriate building department, and follow the review through revisions and close-out.
Plans, engineering calculations, drawings, and other professional documents are supplied by you and, where required, prepared and sealed by properly licensed design professionals. We coordinate and submit them. We do not produce them.
You get one point of contact and a clear picture of where your application stands.
Clients
Remodels, additions, re-roofs, impact windows, pools, and sheds — including owner-builder permits, which carry their own requirements under Florida law.
Application preparation, registration, revisions, and close-out across multiple jurisdictions, so your office is not managing a different portal and a different form set for every county.
Multiple properties, multiple counties, one process. Especially relevant when a property carries an open or expired permit that comes up during a sale or a refinance.
Build-outs, signage, change of use, and occupancy — the permit work that sits between signing a lease and opening the doors.

Scope
Building Permits Florida LLC is an independent permit coordination company. We are not a government agency, and we are not affiliated with any city, county, or state department.
We cannot approve a permit, and we do not control how long a building department takes to review one. What we do is prepare and submit the application package and handle the coordination that follows.
Plans, engineering, and other professional documents come from you and, where required, from licensed design professionals. We are not attorneys and we do not provide legal advice. We are not your design professional, your engineer, or your contractor of record, though we work alongside all three.
Only the authority having jurisdiction can make the official permitting determination. We can help identify that authority and confirm its published requirements.
Coverage
Our online process is available for projects across Florida. Requirements and procedures still vary by city, county, project type, and property, so each project is reviewed against the applicable jurisdiction’s published requirements.
Questions
It depends on the scope of work, the property, and the jurisdiction. Many projects require a permit, including work people often assume is exempt. We can review your project and help you confirm the requirements with the authority having jurisdiction. We cannot issue a legal determination, and no private company can.
Timing depends on the jurisdiction, project type, application status, and the materials required. Florida law establishes review timeframes for certain complete and sufficient building permit applications, subject to the project category and statutory conditions or exceptions. The building department controls the review and decision—not us.
We may be able to help. We can review the application’s status and, when you provide the necessary authorization and portal access, coordinate follow-up, responses to review comments, and resubmissions.
Open permits can surface during a sale or refinance. We can research available records and outline the steps the jurisdiction identifies for close-out.
Yes. You can work with us entirely in Spanish, by phone or by email.
